In Málaga
What we find here most often
Corrosion from sea air
Chlorides attack the reinforcement inside the concrete. It shows first on balcony edges, balustrade fixings and west-facing façades.
New build handed over in a hurry
Poor finishes, badly sealed windows and terrace falls that send water the wrong way.
Pools and outdoor areas
Pool shells, plant rooms, retaining walls and external paving. The most expensive repairs on the coast, and almost nobody checks them.
Oversized air conditioning
Units specified without regard to orientation or the real heat load, which you then pay for every month.
Before you sign
Things you can check yourself
Whether the building passed its ITE
Public information, free, and it takes ten minutes.
The six-month rule on hidden defects
Shorter than almost any buyer expects, and it starts on completion.
What you get
Not a clean bill of health. A list with names and prices.
A chartered architect walks the property, documents every defect with a photograph and puts a price on it. With that you can buy with confidence, renegotiate, or walk away.
Every defect costed
Each item found carries an estimated repair cost based on real Spanish market prices.
Photographic annex
One photograph per problem, with its exact location in the property.
Within 48 working hours

The architect, on the phone
The person who carried out the inspection is available afterwards to talk it through.
